Whether you’re a listing or a buyer client, I can provide a Customized Interactive Video Tour of the property, which can be viewed from the comfort of home. This takes property viewing to a whole new level of safety and convenience, and it far surpasses the so-called “virtual slide shows” or even “narrated video tours” other agents use.
Here’s How It Works:
As a listing agent, I begin with the basics: beautiful photography, detailed floor plans, and comprehensive online information. (I can also provide drone video to highlight the environment, if useful.)
If buyers like what they see, I will schedule a customized interactive video tour. For this viewing, I’m at the property, dressed in PPE, and buyers and their agent join me via video technology on our smart phones and computers. This can be Facetime, Zoom, Google Meet, among others. The beauty of this is that they each can be in a separate location and ask me questions in real time. Want to see inside a pantry door? Easily done!
All this precedes an actual in-home visit and identifies buyers who have a serious interest in a property. It provides a safer selling environment for all of us with the advantages of a truly interactive tour.
In-Person and Pre-inspection Showings
Before submitting an offer, I always recommend an actual in-person showing. These viewings are limited to one or two decision-makers and their agents. Everyone must wear protective gear and practice social distancing.*
Thus, the in-person showing essentially becomes a second showing.
This process works!
It has produced multiple offers in Cambridge. It works for both sellers and buyers. In a recent sale, where there would be 60 groups through three Open Houses over a weekend, there were ten customized interactive video tours, resulting in five strong offers.
The Customized Interactive Video Tour is a real advance over the mobbed Open Houses of the past. It reduces the home’s exposure to strangers, and it’s a terrific way to look at a home without traveling. Most importantly, it allows the buyer to get his or her questions answered by the listing agent with the buyer agent online and participating.
